Akasya Mall — Shopping Centre Switchboard Project

Akasya Mall is a large-scale mixed-use development in Acıbadem, Istanbul, bringing retail, residential and office functions together on a single site. Devpan supplied the Form 4b main distribution boards, HVAC motor control centres, compensation systems and tenant supply panels, all verified to IEC 61439-1 / -2.

About the Project

About the Project

The defining characteristic of electrical installations in shopping centres is that the cost of an outage translates directly into lost trade. Hundreds of tenant units, high-capacity chillers, escalators, car park ventilation and a dense lighting load all operate on the same backbone. Discrimination, redundant supply and remote monitoring therefore sit at the centre of the design.

A development of Akasya’s scale has several transformer substations, and the main distribution boards operate with a bus coupler arrangement. If one transformer is taken out of service, the load must be transferred to the remaining units in a controlled way. Tenant-level metering is part of the operator’s billing infrastructure, so measurement accuracy and meter accessibility directly influence panel design.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope covers the low voltage chain from main distribution at the transformer outgoing side through to tenant supply and local panels. High short-circuit withstand and the ability to maintain the board while energised are the two governing criteria.

  • Main distribution boards (DevPanel): 4,000 A class, 80 kA / 1 s withstand, Form 4b internal separation, with bus coupler arrangement.
  • Motor control centres (DevControl): DOL, star-delta and variable speed drive outgoing cubicles for chillers, pumps and fans.
  • Power factor correction (DevComp): Detuned, automatically stepped compensation matched to the harmonic-rich load profile of a shopping centre.
  • Tenant and local panels (DevBox): Tenant-level metering and protection, with a defined shop energisation sequence.
  • Lighting and power panels (DevPower): Mall lighting, car park, façade and emergency lighting circuits.
  • Energy monitoring: Power analysers and communication infrastructure providing measurement points ready for SCADA or BMS integration.

Project-Specific Engineering Topics

High short-circuit withstand

Where 2,000 kVA class transformers operate in parallel, the prospective short-circuit current rises quickly. The main busbar is verified at 80 kA / 1 s, and busbar cross-section, support spacing and mechanical strength are calculated against that figure.

Form 4b and maintenance under load

Form 4b separates every outgoing unit together with its own cable termination volume, so work can proceed on one tenant circuit while adjacent outgoing ways remain live and mall operations continue.

Tenant metering and billing

A current transformer and power analyser are provided on each tenant outgoing way. Measurement data is collected over the communication bus and can be transferred to the operator’s billing system.

Fire scenario and smoke extraction

Smoke extraction fans, fire pumps, emergency lighting and the public address system are grouped onto circuits that must keep their supply during a fire, protected independently of normal loads.

FAQ

Frequently Asked Questions

What installed power does a shopping centre like Akasya require?

A mall and mixed-use development of this scale has an installed power of 10,000 to 14,000 kVA. For Akasya the typical configuration is approximately 12,000 kVA, that is six 2,000 kVA transformers. Chiller plant and lighting represent the largest items within that figure.

Why is Form 4b preferred in shopping centre switchboards?

Form 4b follows from the business continuity requirement. In this separation class every outgoing unit is separated both in its own compartment and in its own cable termination volume, so maintenance on one tenant circuit can proceed while the remaining outgoing ways stay energised. In a building where an outage equals lost turnover, that is decisive.

Which Devpan products were used on this project?

Akasya Mall combines DevPanel main distribution boards, DevControl motor control centres, DevComp compensation panels, DevBox tenant and local panels, and DevPower lighting and power panels.
