About the Project

About the Project

In a Dubai hotel, cooling is by far the largest share of the electrical load. Through the summer, chillers, cooling-tower fans and pumps run almost continuously, and the outdoor temperature directly shapes the thermal design of every switchboard. Guest experience leaves no room for interruptions: kitchens, lifts, reservation systems and pool equipment must keep running through a grid fault. Kitchens, laundry and spa areas add heavy, fluctuating loads with very different characteristics.

For a hotel of this scale, distribution is typically based on four 1,600 kVA transformers fed at 11 kV and two coupled 3,200 A main busbars. Generators of approximately 2 × 1,250 kVA take over priority loads in stages via a synchronising panel. Form 4a – 4b segregation allows maintenance on a single feeder without disturbing hotel operations. The cooling plant is grouped in DevControl MCCs, while DevComp panels balance reactive power.

Scope

Devpan Scope and Switchboard Architecture

Devpan’s scope runs from the transformer secondaries to the guest floors, MEP plant and exterior lighting.

  • Main distribution boards (DevPanel): typically 2 × 3,200 A, 65 kA / 1 s, Form 4a – Form 4b, with bus coupler and generator changeover.
  • MEP motor control centres (DevControl): VSD feeders for chillers, pumps and AHUs with BMS interface.
  • Floor and area boards (DevBox): sub-distribution for guest floors, kitchens, laundry and spa.
  • Power factor correction (DevComp): detuned stepped compensation for the cooling load.
  • Lighting panels (DevPower): scene-based control of lobby, façade, pool and landscape lighting.

Engineering

Project-Specific Engineering Topics

Cooling load management

Chillers are staged on, and load limiting is applied under generator operation to prevent overloading the gensets.

Uninterrupted guest services

Lifts, kitchen and IT loads sit on a priority busbar section and are re-energised within seconds after a grid failure.

Hot-climate thermal design

Electrical room cooling and enclosure heat calculations assume high outdoor temperatures.

Energy monitoring

Multifunction meters on feeders provide departmental consumption data and BMS integration.

FAQ

Frequently Asked Questions

What is the installed power at Rixos Hotels, Dubai?

For a hotel of this scale the installed power is approximately 6,400 kVA, with a typical transformer configuration of 4 × 1,600 kVA. The main busbars are typically rated 2 × 3,200 A and 65 kA / 1 s, the medium voltage is 11 kV, and around 2 × 1,250 kVA of standby generation is provided.

Which hotel loads are generator-backed?

Typically lifts, emergency lighting, fire systems, kitchen cold rooms, IT and front-office systems, plus part of the cooling plant.

Do noise and footprint matter for hotel switchboards?

Floor boards usually sit in service corridors close to guest areas, so compact enclosures and quiet equipment are preferred.
