İmga Portal Kurtköy — Residential and Office Switchboard Application

İmga Portal Kurtköy combines residential and office units on Istanbul’s Anatolian side development axis. Devpan supplied the main distribution boards, the floor and unit panels, the compensation and lighting panels.

About the Project

About the Project

Where residential and office units share one building, the most critical topic is that neither use degrades the supply quality of the other. IT load and air conditioning plant on the office side produce a different harmonic profile from the lighting and socket circuits on the residential side.

At İmga Portal Kurtköy the two uses are therefore split into separate branches at main distribution, and the compensation of each branch is sized for its own load character. Because the subdivision of office units may change over time, additional outgoing capacity is reserved in the floor panels. Common area, car park and landscape loads are collected on a third branch and monitored independently by site management.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution to the residential and office unit panels. Electrical separation of the two uses is the basis of the design.

  • Main distribution boards (DevPanel): 2,500 A class, 65 kA / 1 s, with separate outgoing branches for residential and office.
  • Residential block and floor panels (DevBox): Dwelling-level metering and floor distribution.
  • Office floor panels: Tenant-level metering with a compartment layout that accepts additional outgoing ways.
  • Power factor correction (DevComp): Detuned compensation sized separately for each use branch.
  • Common area panels (DevPower): Car park, landscape, façade and emergency lighting circuits.

Engineering

Project-Specific Engineering Topics

Harmonic separation between use branches

IT and air conditioning loads on the office side produce different harmonics from the residential side. Compensation stages are sized separately per branch, limiting resonance risk at source.

Flexibility for office subdivision

Empty module positions and measurement points are reserved in the floor panels, so a second tenant branch can be added without intervening in the board when an office floor is later split.

Independent monitoring of common area load

Car park, landscape and façade lighting are collected on a dedicated branch, and management consumption is reported independently of residential and office consumers.

Discrimination stages

Three stages are arranged — main distribution, use branch and unit panel — with curves set so that a fault at the lower stage never trips the one above.

FAQ

Frequently Asked Questions

Why are residential and office uses fed from separate branches in one building?

For three reasons: load character differs, metering and billing arrangements differ, and harmonic profiles differ. Separate branches let compensation be sized correctly for each use and prevent a fault on one side from affecting the other.

What is the installed power at İmga Portal Kurtköy?

A residential and office project of this scale has an installed power of approximately 4,800 kVA, with a typical configuration of 3 x 1,600 kVA. The main busbar is rated at 2 x 2,500 A with a short-time withstand current of 65 kA / 1 s.

Does reserving spare capacity in floor panels raise the cost?

It creates a limited increase in the initial investment but avoids replacing the board during later changes. Reserving an empty module position and a busbar connection point costs far less than renewing a floor panel a few years on.
