Istanbul Skyland — Residence and Office Towers Switchboard Project

Istanbul Skyland brings residential, office and hotel functions together in towers rising side by side. Devpan produced the Form 4a – 4b main distribution boards, the tower-based supply branches, the floor panels and the compensation systems.

About the Project

About the Project

In multi-tower developments each tower behaves like a building in its own right, yet all of them are fed from a shared transformer substation. That calls for a distribution architecture that can be operated independently per tower while remaining balanced at the centre. Maintenance in one tower must not affect the operation of the others.

At Istanbul Skyland main distribution is arranged with a separate outgoing branch per tower. The hotel tower, operating around the clock, is the branch with the highest redundancy priority. Tenant-level metering is used in the office tower and dwelling-level metering in the residential tower. The high transformer capacity means the busbar system is verified at 80 kA, while Form 4b separation allows the other branches to stay energised during work on one.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution at the shared substation to the floor panels of each tower. Independent operability per tower is the governing criterion.

  • Main distribution boards (DevPanel): 4,000 A class, 80 kA / 1 s, Form 4a – 4b internal separation, with bus coupler arrangement.
  • Tower supply branches: Separately metered and separately protected outgoing ways for the residential, office and hotel towers.
  • Floor and tenant panels (DevBox): Tenant-level metering in the offices, dwelling-level metering in the residences.
  • Motor control (DevControl): Chiller plant, booster pumps, pressurisation and car park fans.
  • Compensation (DevComp) and lighting (DevPower): Detuned compensation, façade and common area lighting circuits.

Project-Specific Engineering Topics

Independent operability per tower

Each tower is fed from its own outgoing branch and has its own metering, so maintenance in one tower leaves the operation of the others uninterrupted.

Form 4b and intervention under load

Separating every outgoing unit together with its own cable termination volume keeps neighbouring branches energised during work on one, so hotel and office operations continue.

Redundancy priority on the hotel branch

Because the hotel tower runs 24 hours a day, generator and uninterruptible branches give it priority, and critical loads are planned so that they can be fed from either busbar.

Breaker grading in a high-rise

High breaking capacity devices are used close to the transformer, and devices matched to the reduced current on upper floor groups further up, balancing safety against cost.

FAQ

Frequently Asked Questions

How is main distribution arranged in multi-tower projects?

A separate outgoing branch is created for each tower within the main board fed from a shared substation. These branches are metered and protected separately, so the towers can be operated independently while load balance is maintained centrally and transformer capacity is used efficiently.

Why do hotel, office and residential metering differ?

Because the party being billed is different. In residences each dwelling has its own meter; in offices metering is per tenant and must be reconfigurable on tenant change; in a hotel there is a single operator and metering is done by functional zone for operational efficiency.

What is the installed power at Istanbul Skyland?

A multi-tower mixed-use project of this scale has an installed power of approximately 8,000 kVA, with a typical configuration of 4 x 2,000 kVA. The main busbar is rated at 2 x 4,000 A with a short-time withstand current of 80 kA / 1 s.
