Altunizade Nida Kule — Office Tower Switchboard Project

Altunizade Nida Kule is an office tower on the office axis of the Anatolian side of İstanbul. On this project Devpan manufactured the Form 4a – 4b main distribution boards feeding the vertical rising main, the floor panels and the floor-level energy monitoring infrastructure.

About the Project

About the Project

In office towers the success of the electrical infrastructure rests on two criteria: how quickly it adapts to changes of tenant and how precisely energy consumption can be monitored. Building certification processes and tenant agreements make floor-level consumption data all but mandatory.

At Altunizade Nida Kule every floor panel carries its own power analyser, and the consumption data is transferred to the building automation system over the communication bus. Form 4a – 4b internal separation allows neighbouring floors to stay energised while work is carried out on one tenant branch. Vertical distribution runs over a rising main feeding the floor panels, with breaker breaking capacities differentiated by floor group.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution in the basement to the floor and tenant panels. Floor-level metering and flexibility are the governing criteria.

  • Main distribution boards (DevPanel): 3,200 A class, 65 kA / 1 s, Form 4a – 4b internal separation, main distribution with bus coupler arrangement.
  • Rising main connections: Connection compartments and floor outgoing ways matched to the busbar trunking interface.
  • Floor and tenant panels (DevBox): Floor-level power analyser, tenant metering and an expandable compartment layout.
  • Motor control (DevControl): Cooling plant, pressurisation fans, booster pumps and car park ventilation.
  • Power factor correction (DevComp) and lighting (DevPower): Detuned compensation, façade and common area lighting.

Engineering

Project-Specific Engineering Topics

Floor-level energy monitoring

Every floor panel carries a power analyser; consumption data is transferred to the building automation system and reported in the detail required by tenant agreements.

Breaker grading

High breaking capacity devices are selected on the lower floors close to the transformer, and devices matched to the current reduced by cable impedance on the upper floor groups.

Pressurisation and escape scenario

Stairwell pressurisation fans and escape lighting are collected on a separate vertical branch whose supply continues during a fire scenario.

Reconfiguration on a change of tenant

The floor panels are designed so that a metering and protection way can be added when the tenant subdivision changes.

FAQ

Frequently Asked Questions

Why is floor-level metering necessary in office towers?

For two reasons: tenant agreements require consumption to be billed per floor or per tenant, and building certification processes call for detailed energy reporting. The power analyser in the floor panel meets both needs from a single point.

What is the installed power at Altunizade Nida Kule?

An office tower of this scale has an installed power of approximately 6,400 kVA, with a typical transformer configuration of 4 x 1,600 kVA. The main busbar is rated at 2 x 3,200 A with a short-time withstand current of 65 kA / 1 s.

How is vertical distribution arranged in high-rise office buildings?

A vertical rising main feeding the floor panels is installed, usually realised with busbar trunking. The connection compartment on the board is prepared during manufacture to the interface dimensions of the trunking manufacturer, so no adaptation is needed on site.
