İstanbul Uniq Offices — Office Building Switchboard Project

İstanbul Uniq Offices is an office project located within a culture and lifestyle centre. On this project Devpan manufactured the main distribution boards with Form 4a internal separation, the floor panels carrying tenant-level metering infrastructure and the motor control outgoing ways.

About the Project

About the Project

In office buildings inside a mixed lifestyle centre, operating hours and user profiles vary widely. The office floors work to business hours, while the culture and event venues in the same development are busiest in the evening. That makes it necessary for the office building to manage its own distribution independently.

At İstanbul Uniq Offices the main distribution is arranged to feed every function within the building through its own metering and protection stage. Form 4a internal separation allows neighbouring outgoing ways to stay energised while work is carried out on one tenant branch. Spare module positions are left in the floor panels to suit tenant subdivision, and the ventilation and cooling plant are fed from separate motor outgoing ways.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution to the floor and tenant panels and the mechanical services motor outgoing ways.

  • Main distribution boards (DevPanel): 2,500 A class, 65 kA / 1 s, Form 4a internal separation, main distribution with bus coupler arrangement.
  • Floor and tenant panels (DevBox): Tenant-level metering and protection, with a compartment layout that accepts additional outgoing ways.
  • Motor control outgoing ways (DevControl): Ventilation, cooling plant, booster pumps and car park fans.
  • Power factor correction (DevComp): Detuned compensation matched to the harmonic profile of an office load.
  • Lighting and power panels (DevPower): Common area, car park, façade and emergency lighting circuits.

Engineering

Project-Specific Engineering Topics

Maintenance on a tenant branch with Form 4a

Because each outgoing unit sits in its own compartment, neighbouring ways stay energised while work is carried out on one tenant branch; office operation is not interrupted.

Flexibility for tenant subdivision

Spare module positions and measuring points are left in the floor panels; if a floor is later divided, the second tenant branch is added without intervening in the board.

Separating the mechanical services loads

Ventilation and cooling plant are fed from separate motor outgoing ways; the starting current and duty cycle of these loads differ from the office socket outlet circuits.

Harmonic management in an office load

IT equipment and LED lighting generate harmonics; compensation is specified with detuned reactors and the neutral is sized equal to or larger than the phase conductors.

FAQ

Frequently Asked Questions

Is Form 4a sufficient in office buildings?

In office buildings with a moderate number of tenants Form 4a is sufficient in most cases, since every outgoing unit is separated in its own compartment. Where tenant density is very high or an outage is unacceptable, Form 4b is preferred, because in that class the cable termination volumes are separated as well.

What is the installed power at İstanbul Uniq Offices?

An office building of this scale has an installed power of approximately 4,800 kVA, with a typical transformer configuration of 3 x 1,600 kVA. The main busbar is rated at 2 x 2,500 A with a short-time withstand current of 65 kA / 1 s.

Which Devpan products were used on this project?

The project combines DevPanel main distribution boards, DevBox floor and tenant panels, DevControl motor control outgoing ways, DevComp compensation panels and DevPower lighting panels.
