Piyalepaşa Istanbul — Mixed-Use Switchboard Application

Piyalepaşa Istanbul is a large-scale mixed-use development gathering residential, office, hotel and retail functions into a single urban block. Devpan supplied the 4,000 A class main distribution boards, the function-based distribution branches, the motor control centres and the compensation systems.

About the Project

About the Project

At urban block scale, the electrical infrastructure of a mixed-use development is that of a small district rather than a single building. Different functions are run by different operators, and the energy responsibility of the hotel, the offices and the retail gallery is separate. Distribution is therefore divided along functional boundaries from the outset.

Piyalepaşa Istanbul has several transformer substations and the main boards operate with a bus coupler arrangement. Shared loads such as the common car park, gallery lighting and landscape are collected on a dedicated branch. The high transformer capacity pushes prospective short-circuit current into the 80 kA range, and the busbar system is verified accordingly.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution at the substations to the function-based sub-boards. Reflecting the boundaries between functions clearly in the switchboard architecture is the essence of the design.

  • Main distribution boards (DevPanel): 4,000 A class, 80 kA / 1 s withstand, with bus coupler arrangement.
  • Function-based distribution branches: Separately metered supply branches for residential, office, hotel and retail gallery.
  • Motor control centres (DevControl): Car park ventilation, smoke extraction fans, booster pumps and chiller plant.
  • Sub-distribution boards (DevBox): Block, floor and retail unit panels.
  • Compensation (DevComp) and lighting panels (DevPower): Detuned compensation, gallery and landscape lighting circuits.

Engineering

Project-Specific Engineering Topics

Electrical expression of functional boundaries

Because the hotel, offices, residences and retail gallery are run by different operators, each function is supplied with its own metering and protection stage.

80 kA class busbar verification

Parallel 2,000 kVA class transformers raise the prospective short-circuit current. Busbar cross-section, support spacing and mechanical strength are calculated against 80 kA / 1 s.

Managing shared loads

Shared loads such as the common car park, gallery lighting and landscape are collected on a dedicated branch so that cost sharing rests on objective measurement data.

Smoke extraction and car park scenarios

Jet fan and smoke extraction groups are selected for two operating regimes: staged in normal operation and at full capacity under a fire scenario.

FAQ

Frequently Asked Questions

How is distribution divided in urban block scale projects?

It is divided along functional boundaries: separate supply branches are created for residential, office, hotel, retail gallery and common areas. Each branch has its own metering and protection stage, so the energy responsibilities of different operators never become entangled.

What are the installed power and short-circuit withstand here?

A mixed-use development of this scale has an installed power of approximately 8,000 kVA, with a typical configuration of 4 x 2,000 kVA. The main busbar is rated at 2 x 4,000 A with a short-time withstand current of 80 kA / 1 s.

What additional needs arise when a hotel is part of a mixed-use scheme?

The hotel runs 24 hours a day and guest comfort depends directly on voltage quality. Its branch is therefore supplied separately, high-power technical spaces such as kitchens and laundry are placed on separately metered panels, and redundancy priority is set higher on the hotel side.
