Sinpaş Finansşehir — Residential and Office Mixed-Use Switchboard Project

Sinpaş Finansşehir is a mixed-use project on the İstanbul Finance Centre axis, housing residential and office functions together. On this project Devpan supplied the main distribution boards, the floor panels and the uninterruptible branches feeding the data and communications rooms.

About the Project

About the Project

In projects on the finance axis the expectations of office occupiers are higher than in a standard office building. Data and communications rooms, systems that require transaction continuity and a heavy IT load all raise the continuity class of the electrical infrastructure.

At Sinpaş Finansşehir that requirement is met by separating the residential and office branches from the outset. On the office side the data rooms and communications cabinets are collected on a dedicated busbar backed by an uninterruptible power supply; because the time until the generator takes over is critical for these systems, the uninterruptible branch is protected independently of normal loads. The residential side is resolved with conventional per-dwelling metering.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution to the residential and office floor panels and the data room supplies.

  • Main distribution boards (DevPanel): 3,200 A class, 65 kA / 1 s, main distribution with separate outgoing branches for the residential and office sides.
  • Generator and uninterruptible supply branches: Normal, generator-backed and uninterruptible supplies collected on separate busbars.
  • Office floor and tenant panels (DevBox): Tenant-level metering with a compartment layout that accepts additional outgoing ways.
  • Residential block and metering panels: Per-dwelling metering and floor distribution.
  • Power factor correction (DevComp) and lighting panels (DevPower): Detuned compensation, common area and façade lighting.

Engineering

Project-Specific Engineering Topics

Uninterruptible branch for the data room

Communications cabinets and server racks are fed from the uninterruptible power supply output. This branch is collected on a separate busbar and protected independently of normal loads.

Three-layer supply separation

Normal, generator-backed and uninterruptible branches are segregated so that they cannot become mixed; interlocking logic prevents unintended transfer between the layers.

Neutral sizing under a heavy IT load

The switch-mode power supplies on the office side generate third harmonic currents that accumulate in the neutral; the neutral is sized equal to or larger than the phase conductors.

Separating residential and office metering

Per-dwelling metering is used in the residential part and tenant-level metering in the offices. Keeping the two arrangements on separate branches in the main board prevents billing confusion.

FAQ

Frequently Asked Questions

Why is the data room fed from a separate busbar in office buildings?

Because the interruption that data and communications equipment can tolerate is measured in milliseconds. The few seconds until the generator takes over are unacceptable for these systems, so a separate busbar backed by an uninterruptible power supply is used.

What is the installed power at Sinpaş Finansşehir?

A mixed-use project of this scale has an installed power of approximately 6,400 kVA, with a typical transformer configuration of 4 x 1,600 kVA. The main busbar is rated at 2 x 3,200 A with a short-time withstand current of 65 kA / 1 s.

Can residential and office loads be fed from the same transformer?

They can, and it is usually an advantage, because the two uses peak at different hours. They do have to be divided into separate branches in the main board, however: their metering arrangements, continuity classes and harmonic profiles differ.
