Sur Yapı Axis — Office and Mixed-Use Switchboard Project

Sur Yapı Axis is a mixed-use project combining office floors with retail units in one building. Devpan supplied the distribution boards with tenant-level metering infrastructure, the main distribution boards and the compensation systems.

About the Project

About the Project

In office buildings the life of the electrical infrastructure depends less on the life of the building than on how quickly tenants change. A floor that is open plan today may be divided into small offices a few years later. Floor distribution boards are therefore designed for a layout that can be reconfigured, not for a fixed one.

At Sur Yapı Axis the floor boards are planned so that the number of outgoing ways and measurement points can be increased later. Because the load profile of the ground floor retail units differs from the office floors, the two uses are collected on separate branches. Since IT equipment and LED lighting make up a large share of the office load, harmonic management and neutral conductor sizing form a separate design input.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution to the floor and tenant panels. Flexibility and measurement accuracy are the governing criteria.

  • Main distribution boards (DevPanel): 2,500 A class, 65 kA / 1 s, with bus coupler arrangement.
  • Floor and tenant panels (DevBox): Tenant-level metering and protection, with a compartment layout that accepts additional outgoing ways.
  • Power factor correction (DevComp): Detuned stepped compensation matched to the harmonic profile of an office load.
  • Lighting and power panels (DevPower): Common area, car park and façade lighting plus emergency lighting circuits.
  • Motor control (DevControl): Motor outgoing ways for ventilation, heating and cooling plant and booster pumps.

Engineering

Project-Specific Engineering Topics

Compartment layout for tenant change

Empty module positions are reserved in the floor boards from the outset. If a floor is later split between two tenants, the second metering and protection way can be added without replacing the board.

Harmonics and neutral sizing in office loads

IT equipment and LED drivers generate third harmonic currents that accumulate in the neutral. The neutral is sized equal to or larger than the phase conductors to prevent overheating.

Separating retail and office loads

Ground floor retail and office floors are fed from separate branches; with different operating hours and load characters, metering and protection are arranged independently.

Tenant-level energy monitoring

A current transformer and power analyser are provided on each tenant outgoing way, and consumption data can be transferred to the building management system over the communication bus.

FAQ

Frequently Asked Questions

Why are office floor boards designed to be flexible?

Because the subdivision of office floors changes several times over a building’s life. When empty module positions and measurement points are reserved from the outset, a new tenant section can be added without replacing the board, which lowers both cost and outage time.

Why is the neutral conductor enlarged in office loads?

IT equipment and LED drivers produce third and triplen harmonics. These do not cancel between the three phases but add up in the neutral, so the neutral is sized equal to or larger than the phase conductors; otherwise it heats more than the phases.

Which Devpan products were used on this project?

The project combines DevPanel main distribution boards, DevBox floor and tenant panels, DevComp compensation panels, DevPower lighting panels and DevControl motor outgoing ways.
