Sur Yapı Exen — Office and Mixed-Use Switchboard Project

Sur Yapı Exen is a medium-scale mixed-use project combining office, retail and residential functions. Devpan produced the main distribution, floor distribution, compensation and lighting panels with the metering and protection of each use type kept separate.

About the Project

About the Project

One distribution logic is not enough in a mixed-use building. The residential part peaks in the evening, the offices during working hours and the retail units at the weekend. Fed from the same transformer, these three profiles flatten the load curve, which is an advantage. Metering, protection and operational responsibility, however, must not become entangled.

At Sur Yapı Exen distribution is split into three branches by use type. Each branch has its own metering, its own share of compensation and its own protection stage, with common areas collected on a fourth. That separation means no change to the infrastructure is needed if one of the sections is later operated independently.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution to the floor panels of each use type. Reflecting the separation of uses in the switchboard architecture is the basis of the design.

  • Main distribution boards (DevPanel): 2,500 A class, 65 kA / 1 s, with outgoing branches divided by use type.
  • Floor and unit panels (DevBox): Separately metered sub-distribution for residential, office and retail units.
  • Power factor correction (DevComp): Detuned automatic stepped compensation.
  • Lighting and power panels (DevPower): Common area, car park, façade and emergency lighting circuits.
  • Motor control (DevControl): Ventilation, booster pump and car park jet fan groups.

Project-Specific Engineering Topics

Combining different load curves

Residential, office and retail uses peak at different hours. That diversity lowers the combined peak and allows transformer rating to be selected more efficiently.

Metering separated by use type

Each use type is measured on its own branch, which clarifies the sharing of common costs and removes the need for infrastructure changes if a section is later operated independently.

Car park and jet fan scenarios

Car park ventilation fans run at reduced speed in normal operation and at full speed under a smoke extraction scenario. Motor outgoing ways are selected for both regimes.

Discrimination stages

Three protection stages are arranged — main distribution, use-type branch and unit panel — each set to cover the one below it.

FAQ

Frequently Asked Questions

How is metering separated in mixed-use buildings?

A separate supply branch and separate metering are arranged for each use type: residential, office, retail and common areas. These four branches appear as distinct outgoing ways in the main board, which makes cost sharing transparent and lets any section be operated independently later.

What is the installed power at Sur Yapı Exen?

A mixed-use project of this scale has an installed power of approximately 3,200 kVA, with a typical configuration of 2 x 1,600 kVA. The main busbar is rated at 2 x 2,500 A with a short-time withstand current of 65 kA / 1 s.

Is feeding different use types from one transformer an advantage?

Yes. Residential load peaks in the evening, offices during the day and retail at the weekend. Superimposed, the combined peak stays below the sum of the individual peaks, so transformer rating can be selected more efficiently.

Do you have a project of a similar scale?

Send us your single-line diagram, your transformer rating or simply your load list. Our engineering team runs the short-circuit and discrimination study and defines the form of separation and busbar cross-section with you.
