Suryapı Bahçekaya — Garden Residential Development Switchboard Project

Suryapı Bahçekaya is a residential development of mid-rise blocks in which garden and terrace use is a defining feature. On this project Devpan manufactured the main distribution boards, the block metering panels and the outdoor supply circuits serving the garden-level and terrace apartments.

About the Project

About the Project

In residential projects where garden and terrace use is intensive, the electrical installation of the dwellings extends beyond the building envelope. The outdoor socket outlets of garden-level apartments, terrace lighting and landscape irrigation points are circuits fed from the apartment panel yet exposed to outdoor conditions.

At Suryapı Bahçekaya the protection strategy for these circuits is handled separately. Every circuit leaving the building is provided with 30 mA residual current protection, and the degree of protection of junction and socket boxes is raised. The communal garden areas are collected on a separate branch, independent of the apartment installation and operated by site management. Block distribution follows the standard residential architecture.

Scope

Devpan Scope and Switchboard Architecture

The Devpan scope reaches from main distribution to the block metering panels and the outdoor supply circuits.

  • Main distribution boards (DevPanel): 2,500 A class, 65 kA / 1 s, main distribution with bus coupler arrangement.
  • Block sub-distribution and metering panels (DevBox): Consumer metering and floor distribution.
  • Outdoor supply circuits: Residual current protected outgoing ways for garden-level socket outlets, terrace lighting and irrigation points.
  • Communal garden panels (DevPower): Landscape lighting and irrigation circuits operated by site management.
  • Power factor correction (DevComp): Automatic stepped compensation with 7% detuned reactors.

Engineering

Project-Specific Engineering Topics

Protection of circuits leaving the building

Garden and terrace circuits are provided with 30 mA residual current protection. Protecting them separately from the main apartment branch prevents a fault outdoors from disconnecting the supply inside the dwelling.

Separating private and communal gardens

The garden allocated to a dwelling and the communal landscape areas operated by management are fed from separate branches, so metering responsibility and maintenance authority never become entangled.

Degree of protection of junction and socket boxes

At outdoor connection points the degree of protection is raised; gaskets and cable entry components are selected to withstand rain and irrigation water.

Irrigation system supply

Automatic irrigation valves and pumps are collected on a separate branch; because they run on a timer, the metering of this branch is included in common area consumption.

FAQ

Frequently Asked Questions

Why are outdoor circuits protected separately in garden apartments?

Because a fault outdoors — water ingress, a damaged socket outlet, a short circuit in the rain — can also disconnect the supply inside the dwelling. Protecting the outdoor branch separately with 30 mA residual current protection confines the fault at its source and leaves life in the apartment unaffected.

How are the communal garden and the private garden separated electrically?

The garden allocated to a dwelling is fed from the apartment panel, while the communal landscape areas operated by management are fed from a separate common area branch. This separation both bills consumption to the right party and makes maintenance authority unambiguous.

What is the installed power at Suryapı Bahçekaya?

A residential development of this scale has an installed power of approximately 4,800 kVA, with a typical transformer configuration of 3 x 1,600 kVA. The main busbar is rated at 2 x 2,500 A.
